George Mason University invites highly qualified firms to submit Letters of Interest and Statements ofQualifications along with background information on Form HECO-16 for construction services related tothe:Construct Basketball Training and Athletic Academic Support (RAC Addition)RFP #247-241927The University seeks to retain a Construction Manager to join our team during construction documentdevelopment phase to provide constructability review, scheduling scenarios, logistics coordination, valuemanagement, early bid package assistance, full construction services for the University in accordance withthe provisions of the George Mason University Higher Education Capital Outlay Manual (HECO) and RFP,and any other related services as directed by the University. The University has determined thatCompetitive Sealed Bidding is not practicable or fiscally advantageous; therefore, the contract will beawarded as a Construction Management at Risk (CM@Risk) with Design Phase Services as the projectdelivery method.Project Overview:George Mason University is proceeding with the Recreation Athletic Complex (RAC) Addition and CageGym Expansion Project. The purpose of the addition is to provide square footage to accommodate theneeds for Intercollegiate Athletics (ICA), Basketball programs, and Academic Services. The addition isanticipated to add approximately 30,000 GSF and to be connected to the existing practice basketball court(located in the Cage gym), which is to be expanded in size to accommodate two basketball courts. TheRAC addition shall serve three primary functions: Student-athlete academic services space Offices for basketball staff Training facilities for ICA basketball athletesThe proposed project includes the design and construction of an approximately 30,000 GSF addition tothe existing RAC building. Within the approximately 30,000 GSF addition, there will be approximately5,540 ASF of academic support, 3,260 ASF of offices for basketball staff, 11,970 ASF of player performanceand player training/shared support spaces, and 960 ASF of shared space. In addition, the existing CageGym will be expanded by approximately 2,700 SF and the existing 14,323 SF will be renovated.See the attached Detailed Program Plan (DPP) and Appendix, hereafter referred to as Attachment D, foradditional details. Note that the Detailed Program Plan (DPP) is being provided as a concept for reference,not a bridging document.Schedule:Anticipated Construction Start Date: Potential Start Date Range - July 2025 October 2025Anticipated Construction Duration: 18 Months
Background
George Mason University (GMU) is issuing a Request for Qualifications (RFQ) for construction services related to the Basketball Training and Athletic Academic Support facility, known as the RAC Addition.
