Real Estate Lease - Richmond/Chesterfield

Background
The Commonwealth of Virginia, through its Department of General Services (DGS) and Division of Real Estate Services (DRES), is seeking to lease warehouse space for the Department of Corrections (DOC).
The goal is to secure approximately 15,000 to 22,000 square feet of warehouse space in Chesterfield County or south of the James River in Richmond, VA.
This facility will not be open to the public and will not serve inmates, probationers, or parolees.

Work Details
The proposal must include the following specifications:
- Approximately 15,000 to 22,000 square feet of heated warehouse space with a ceiling height adequate for 15-foot racking.
- A loading dock that can accommodate semi-trucks with 53-foot trailers and one drive-in door.
- About 1,500 to 2,000 square feet of heated and cooled office space with at least one ADA-compliant restroom.
- Exterior space adjacent to the warehouse for a dumpster sized between 20-30 cubic yards.
- Ten standard parking spaces and three spaces for box trucks, which may be satisfied by street parking if available.
- Lease term requested is between 60 months to 120 months. The Commonwealth prefers a flat, full-service rental rate excluding tenant improvement up-fit costs.
The premises must have a certificate of occupancy and be ready for possession after lease execution.

The lease term is expected to be between 60 months and 120 months, with possession required following execution of the lease.

Place of Performance
The contract will be performed in Chesterfield County or south of the James River in the City of Richmond, Virginia.
