Real Estate Lease - Richmond/Chesterfield

Background
The Commonwealth of Virginia, through its Department of General Services (DGS) and Division of Real Estate Services (DRES), is seeking to lease warehouse space for the Department of Corrections (DOC).
The goal is to secure approximately 1,500-2,000 square feet of warehouse space in Chesterfield County or south of the James River in Richmond, VA.
This solicitation aims to meet the operational needs of the DOC.

Work Details
The selected proposer will provide a warehouse space that meets the following requirements:
- Size: Approximately 1,500-2,000 square feet with at least one drive-in door.
- Location: Within 2 miles of DOC headquarters (6900 Atmore Drive, Richmond, VA 23225).
- Lease Term: Between 60 months to 120 months.
- Rental Rate: A flat, full-service rental rate is preferred.
- Possession Date: Tenant seeks possession within the 2nd or 3rd quarter of 2025.
- Options to Extend: Two five-year options to renew at ninety-five percent (95%) of the prevailing market rate.
- Parking: Two parking spaces required, which may include street parking if available.
- Technology and Telecommunications: Information on available internet services must be provided. Landlord must allow access for installation and maintenance of telecommunications equipment.

Period of Performance
The lease is expected to commence within the 2nd or 3rd quarter of 2025 and will have a term ranging from 60 to 120 months.

Place of Performance
The contract will be performed in Chesterfield County, VA or south of the James River in Richmond, VA.
