Gunston Hall - HVAC Maintenance Services

Background
The Department of General Services is issuing this Request for Proposals (RFP) to establish a term contract for heating, ventilation, and air conditioning (HVAC) services at Gunston Hall, located at 10709 Gunston Road, Mason Neck, VA 22079.
The goal of this contract is to ensure the efficient operation and maintenance of HVAC systems in alignment with industry standards.

Work Details
The Contractor shall provide technicians and supervisory personnel with a minimum of 5 years of experience in HVAC repair and maintenance, cooling tower repair, and chiller repair.
Services include:
1. Commissioning and testing of HVAC equipment.
2. Regular systematic maintenance and monthly inspections followed by detailed reports.
3. Quarterly service on all equipment including pneumatic, electronic, and computerized systems.
4. Emergency services available 24/7 with a response time of four hours.
5. Maintenance tasks include air filter changes (4 per year), annual belt replacements, leak testing for refrigerants, and documentation of all service work performed.
6. Two annual inspections and two operational inspections per year as per Attachment E - Equipment Tasking Procedures.

Period of Performance
The initial contract term is two years starting from the service commencement date, with four successive one-year renewal options.
