A/E Services For Housing Renovations Phase 1

Background
George Mason University, located in Fairfax, Virginia, is undertaking a renovation and expansion project for its Presidents Park Residential Neighborhood. This area includes a central student community building, Eisenhower Hall, and twelve residence halls. The renovations aim to modernize the facilities to meet the needs of today's students, enhance community interaction, and improve overall living conditions.

The project follows a planning study conducted in 2024 that evaluated options for minor and major renovations of the residence halls and Eisenhower Hall.

Work Details
The selected Architectural/Engineering (A/E) firm will provide comprehensive professional services including:

- Conducting a kick-off meeting to confirm project scope
- Collecting necessary data and drawings
- Developing schematic designs and construction drawings
- Submitting concepts for approval
- Providing complete construction documents with professional seals
- Ensuring compliance with applicable codes
- Preparing cost estimates
- Assisting in the bidding process
- Overseeing construction administration
- Delivering record drawings based on contractor's as-built drawings.

Specific tasks include landscaping enhancements such as creating outdoor lounge areas, amphitheaters, elevated seating, and swing/hammock areas, as well as renovations to Eisenhower Hall to improve its functionality as a community hub.

Period of Performance
The contract is expected to cover a single project service period with specific timelines for proposal submissions due by April 17, 2025, and potential A/E interviews scheduled for May 26-28, 2025.

Place of Performance
The work will be performed at George Mason University's Fairfax Campus.

Bidder Requirements
Bidders must be registered vendors in eVA (Virginia's procurement system) and are encouraged to include participation from small businesses certified by the Virginia Department of Small Business and Supplier Diversity (DSBSD). The agency has set participation goals of 50% for small businesses, including specific targets for women-owned and minority-owned businesses.
