UTD-Student Housing Phase VIII

Background
The University of Texas at Dallas (UT Dallas) is seeking qualifications for a Construction Manager at Risk (CM-R) for the Student Housing Phase VIII project. This initiative is part of a broader strategy to enhance campus facilities in response to the growing student population, which currently stands at approximately 29,866. The project aims to provide modern housing and support amenities that align with the university's mission of delivering innovative education and research.

Work Details
The project will involve the construction of a multi-story building containing 1,000 apartment-style units as part of an overall two-phase expansion. The scope includes:
- Review of various structural options and design guidelines during the Definition Phase.
- Development of indoor and outdoor community amenities such as lounges, laundry facilities, group study areas, and gathering spaces.
- General site improvements including landscaping, roads, fire lanes, and utility infrastructure connections.
- Compliance with applicable building codes including International Building Code, National Electric Code, and Texas Accessibility Standards.
- The total Preliminary Project Cost (PPC) is estimated at $201 million with a Construction Manager’s Budget Limitation set at $153.75 million.

Period of Performance
The anticipated timeline for the project includes key milestones such as:
- Pre-Submittal Conference on October 22, 2024
- Request for Proposals issued on November 26, 2024
- Interviews conducted by January 27, 2025
- Agreement execution by February 24, 2025
- Substantial completion targeted for April 25, 2028.

The contract will be performed on university-owned property located on the campus of The University of Texas at Dallas.
