Montgomery County Boat Storage, Texas

Background
The Texas Parks and Wildlife Department (TPWD) is soliciting bids for the lease of six (6) boat storage spaces totaling approximately 2,400 square feet. These spaces are to be located in Montgomery County, Texas, within three miles of the patrol boat launch for Lake Conroe. The primary goal of this contract is to provide secure storage for boats used in emergency response operations.

Work Details
The contract requires the provision of six (6) enclosed garage-style boat storage spaces with specific dimensions and features:

1. Four (4) enclosed garage-style spaces with a minimum height of 11 feet, width of 12 feet, and depth of 35 feet.
2. Two (2) enclosed garage-style spaces with a minimum height of 10 feet, width of 11 feet, and depth of 29 feet.
3. Each space must have at least one (1) 120-volt duplex outlet and adequate interior lighting.
4. All spaces must be lockable with TPW-provided locks.
5. Flooring must be concrete capable of supporting heavy vehicles and equipment.
6. The driveway and apron must consist of all-weather material suitable for heavy vehicles in wet conditions.
7. The facility must be accessible 24/7 and secured to limit unauthorized access, with adequate outdoor lighting for safety.
8. The lessor is responsible for maintaining utility services and responding to emergency issues within two hours.

Period of Performance
The lease term will be for twenty-four (24) months starting from October 15, 2024, or upon award, whichever is later, through October 31, 2026.
