The Texas Facilities Commission (TFC) is requesting qualifications for a Construction Manager-at-Risk (CMR) to provide construction, demolition, and renovation services for the Texas Department of Motor Vehicles Camp Hubbard Renewal Construction, b) The Project includes phased construction of a new 141,634 square foot office building, with warehouse and central utility plant, renovation of an existing office building, integration of the new office building with the renovated office building, demolition of four existing buildings, partial demolition of the existing central utility plant, and site amenities including courtyards, landscaping, and surface parking.Phase 1 of the Project includes renovations to building CH6 to provide a new data center and a swing space for temporary relocation of personnel currently officing in CH5. Phase 2 includes demolition of buildings CH2, CH3 and CH5 to provide the construction site for the new building. Phase 3 includes construction of the new office building, warehouse, and central utility plant. Phase 4 includes demolition of building CH1, and partial interior demolition of buildings CH6 and CH7. Phase 5 includes the remaining sitework construction. All phases are included in this solicitation. Provide prime Construction Manager at Risk services for the construction, demolition, and renovation phases of the Project for the Texas Department of Motor Vehicles Camp Hubbard Campus. Services shall include but are not limited to Preconstruction services, plan reviews, constructability reviews, developing and managing construction cost estimates, developing and managing complex critical path schedules, and developing, bidding, and managing multiple packages for construction, as necessary, to complete the scope of the Project.

The Project includes phased construction of a new 141,634 square foot office building, with warehouse and central utility plant, renovation of an existing office building, integration of the new office building with the renovated office building, demolition of four existing buildings, partial demolition of the existing central utility plant, and site amenities including courtyards, landscaping, and surface parking.
All phases are included in this solicitation.

Work Details
The CMR is required to provide prime Construction Manager at Risk services for the construction, demolition, and renovation phases of the Project for the Texas Department of Motor Vehicles Camp Hubbard Campus. Services shall include but are not limited to Preconstruction services, plan reviews, constructability reviews, developing and managing construction cost estimates, developing and managing complex critical path schedules, and developing, bidding, and managing multiple packages for construction.

Period of Performance
Construction is required to commence within seven (7) calendar days after the Notice to Proceed for Construction is issued. The pre-construction time period is estimated to be thirty (30) calendar days.
The construction contract period is projected for a term of nine hundred (900) calendar days except as may be otherwise amended or negotiated.

Place of Performance
The Texas Department of Motor Vehicles Camp Hubbard Campus at 4000 Jackson Avenue, Austin, Texas.
