CMAR for Construction of Vehicle Impound Lot for MNPD

Background
The Metropolitan Government of Nashville and Davidson County (METRO) is seeking a contractor to serve as the Construction Manager at Risk (CMAR) for the construction of a new Vehicle Impound Lot for the Metro Nashville Police Department (MNPD).

This project aims to establish facilities that will enhance the operational capabilities of the MNPD's impound lot, which is crucial for law enforcement activities. The project site is located at 939 Anderson Lane, Madison, TN 37115, on METRO owned property. The current site condition includes various materials stored by NDOT and tactical training equipment stored by USAR.

Work Details
The contractor will be responsible for managing the construction of new facilities that include:
- Approximately 15.5 acres of site development.
- Paving and parking stalls with a total of approximately 1,500 spaces, including 51 asphalt paved spaces for employee and public parking and 181 auction lot spaces.
- An operations office with three vehicle inspection bays totaling approximately 10,198 sq ft, featuring lobby space, administrative areas, conference room, individual offices, secure workroom, storage room, kitchen area, bathrooms, maintenance closet, IT closet, janitor closet, mechanical rooms, electrical room, riser room, and mudroom with shower.

The inspection bays must accommodate vehicles with specific dimensions and include necessary utilities.
- A covered parking area for approximately 100-200 vehicles and an electric vehicle parking area with charging stations.
- A covered open-air storage building for miscellaneous property.
- Security features including a minimum 10-foot high fence with razor wire and access-controlled gates.

The contract period will commence upon award and is expected to follow a timeline that aligns with the construction schedule.
