Siding Repair and Paint (10) Ten Cottages at James Island County Park

Background
The Charleston County Park and Recreation Commission (CCPRC) is seeking bids from qualified licensed general contractors to repair and paint ten rental cottages located at James Island County Park in Charleston, South Carolina. The goal of this contract is to ensure the cottages are maintained in good condition through necessary repairs and painting, aligning with the agency's mission to provide quality recreational facilities.

Work Details
The scope of work includes:
1. Excavating and remediating previous rot repairs made with architectural wood putty;
2. Pressure washing all areas to be painted and ensuring they are free of mold;
3. Preparing, scraping, and caulking all areas as needed;
4. Removing porch screens for painting and replacing them afterward;
5. Applying two coats of Sherwin Williams Woodscapes Rain Refresh paint on exterior siding, trim, and doors;
6. Painting gutters and downspouts with Sherwin Williams Pro Industrial DTM paint to match existing colors;
7. Ensuring all paints match existing colors as provided by CCPRC;
8. Cleaning up project debris daily and removing paint spills at project completion;
9. Performing all work during normal park hours unless otherwise agreed upon;
10. Completing all repairs and painting between January 2nd and February 14th, 2025;
11. Following safety codes and maintaining a secure work area.

Period of Performance
The contract period begins with the Notice to Proceed, requiring substantial completion by February 7, 2025, with final completion by February 14, 2025.

Place of Performance
All work will be performed at James Island County Park, located at 871 Riverland Drive, Charleston, SC.
