URI Tootell Aquatic Center Roof Replacement

Background
The University of Rhode Island is seeking a vendor for the replacement of the existing roof at the Tootell Aquatic Center. This project is part of the State of Rhode Island's initiative to maintain and improve its facilities, ensuring they meet safety and operational standards. The goal of this contract is to provide a new roof assembly that meets the specified requirements and enhances the functionality of the aquatic center.

Work Details
The contract involves the complete replacement of the existing roof with a new assembly. Specific tasks include:

1. Base Bid URI Tootell Aquatic Center Roof Replacement, which includes all work specified in the solicitation, including allowances for unforeseen conditions.

2. Allowances include:
- Unforeseen asbestos abatement: $25,000
- Masonry repointing & repair beyond base scope: $30,000
- Roof deck repair for Tectum Deck: $50,000
- Roof deck repair for Concrete Deck: $25,000
- Unforeseen MEP (Mechanical, Electrical, Plumbing) repair: $45,000
- Unforeseen modification to roof anchor system: $10,000
- Remobilization for alternates work: $25,000

3. Additional alternates include roof replacements for designated areas such as Low Roof #3 and Dance Studio and Stair #2. Each alternate must be accepted in order listed.

Period of Performance
The initial contract period will begin approximately in May 2025 and is expected to last for two years. Key milestones include start of construction in May 2025, substantial completion by August 2025, and final completion by October 2025.

Place of Performance
The work will be performed at the URI Tootell Aquatic Center located at 60 Tootell Road, Kingston, RI.

Bidder Requirements
Bidders must furnish a bid bond or certified check equal to 5% of their cost proposal. A valid contractor's registration issued by the Rhode Island Contractors’ Registration Board is required throughout the contract term. Additionally, vendors must comply with insurance requirements including liability coverage and workers' compensation as specified in the solicitation.
