RFP - Owner's Project Manager for New University Housing and Misc. Projects

Background
The University of Rhode Island Board of Trustees is soliciting proposals for the New University Housing Project and other miscellaneous projects under the Student Affairs branch. The goal is to provide Owner’s Program Management (OPM) Services for these initiatives, which include a Public Private Partnership (P3) to construct new residential buildings aimed at enhancing on-campus housing inventory.

The initial contract period will begin approximately in December 2024 and last for four years, contingent on vendor performance and fund availability.

Work Details
The selected firm will provide comprehensive OPM services for the following projects:
1) A 500-bed undergraduate apartment-style community north of Brookside Residence Hall;
2) A 400-bed undergraduate apartment-style community north of Flagg Road;
3) At least 100 units of graduate and family housing providing a minimum of 200 beds.

Additional miscellaneous projects include the Memorial Union Roof Replacement Project and Bressler Hall Bathroom Upgrades. Responsibilities include project team leadership, management, technical expertise, oversight during design phases (programming, schematic design, design development, construction documents), bidding and construction phase services (budget oversight, procurement management), and warranty period services (coordinating warranty issues). The OPM will collaborate closely with URI departments and maintain a regular presence on-site.

Period of Performance
The contract period is set to begin in December 2024 and will last for four years, concluding upon the occupancy of the New University Housing Project.

Place of Performance
The contract will be performed on the University of Rhode Island's Kingston campus.
