City Hall Relocation - Architectural / Design Services

Background
The City of Pawtucket is seeking to engage a Consultant with expertise in Architectural, Civil, and Mechanical Engineering to design and engineer the repurposing of the property located at 100 Freight Street, Pawtucket, RI.
The goal is to create office space that meets the needs of various city departments. This initiative is part of the City’s broader mission to optimize its facilities for better service delivery.

Work Details
The Consultant will be responsible for providing comprehensive design services that include:
1. Architectural/Civil/Mechanical Engineering design services.
2. Architectural Engineering services performed by a licensed professional in Rhode Island, covering existing/new elevations, interior floor plans, ADA compliance, and specifications for materials and finishes.
3. Civil Engineering services including site plans and specifications addressing water, sewer, drainage, and landscaping in compliance with local building codes.
4. Structural Engineering services to analyze building integrity against current wind loads and provide necessary improvements per International Building Codes.
5. Mechanical/Electrical/Plumbing (MEP) services encompassing load analysis, wire sizing, pipe sizing, HVAC needs, etc.
6. Preliminary Design Services involving meetings with city staff to ascertain functional requirements and develop preliminary layouts.
7. Design and Engineering Services including construction cost estimates, code reviews, civil engineering site plans, construction documents for owner approval, architectural drawings including FF&E plans for existing furniture reuse.

Period of Performance
The contract will commence upon selection of the Consultant and is expected to follow a timeline that includes phases from program development through design and construction administration until project close-out.

The work will be performed at 100 Freight Street in Pawtucket, RI.
