2025 -1 Rockwood Preparatory Academy Renovation Project

Background
Knova Learning Academy, doing business as Rockwood Preparatory Academy (RPA), is an Oregon public charter school that serves approximately 375 students from kindergarten through fifth grade. RPA is recognized for its use of Direct Instruction as a core curriculum and operates under a Charter Agreement with Reynolds School District #7.

The academy has purchased the property located at 740 Southeast 182nd Avenue, Portland, OR, where it seeks to renovate its facility to meet the needs of a K-5 public school. The facility, originally built in 1922 and expanded in 1948, has suffered from decades of neglect and requires significant renovations following a major weather-related loss in 2022.

Work Details
The project involves comprehensive renovations across six buildings on the RPA campus. Specific tasks include:
- Replacement of windows on Buildings A (Lower Elementary) and B (Upper Elementary).
- Replacement of siding and painting on Buildings A, B, C (Student Services), and E (Warehouse/Maintenance).
- Replacement of gutters on all buildings.
- Replacement of the composite roof on Building A.
- Servicing the roofs on Buildings C (Student Services) and D (Gymnasium).
- Replacement of roofs on Buildings A and E.
- Removal of the chimney on Building A.
- Expansion of the existing play structure.
- Renovation of the basement in Building A.

The total construction budget is approximately $2,000,000.

Period of Performance
The project is expected to be completed by the end of August 2025 in time for the start of the 2025/2026 school year.
