Replacing pavilion roofs at Warrensville Developmental Center

Background
The Ohio Department of Developmental Disabilities (DODD) is issuing this solicitation for the replacement of two pavilion roofs at the Warrensville Developmental Center, a Medicaid-certified Intermediate Care Facility for Individuals with Intellectual Disabilities (ICF/IID).
The goal of this contract is to ensure the structural integrity and safety of the facility by replacing aging roofing materials.

Work Details
The contractor will be responsible for the following tasks:
- Replacement of two pavilion roofs totaling approximately 2400 square feet with asphalt shingles that have a minimum life expectancy of 20 years.
- Removal of old shingles and replacement of any rotting wood.
- Hauling away all debris generated from the project.
- All work must be performed by trained and qualified personnel directly employed and supervised by the contractor, preferably using the same technician for each service.
- The contractor must maintain all necessary licenses, certifications, and registrations throughout the contract term.
- Work must be completed during standard hours (7:00 A.M. to 3:30 P.M., Monday through Friday), unless prior arrangements are made.

Period of Performance
The initial awarded contract is estimated to become effective on May 1, 2025, and remain effective through June 30, 2025.

Place of Performance
Warrensville Developmental Center, 4325 Green Rd., Highland Hills, Ohio.

Bidder Requirements
Bidders must be regularly engaged in the business of roofing and repair. They must not have any unresolved findings for recovery under Section 9.24 of the Ohio Revised Code.
All individuals providing services at DODD facilities must pass a criminal background check and cannot have been found guilty or pleaded guilty to certain offenses as outlined in Section 5123.08(1), (2), or (3) of the Ohio Revised Code.
