PWC Portage Lakes LE Office house renovation

Background
The Ohio Department of Natural Resources (ODNR), specifically the Division of Parks & Watercraft, is seeking bids for the interior rebuild of the Portage Lakes State Park house. This project follows an asbestos abatement that stripped the house down to bare studs, exposing plumbing, electrical, and HVAC duct work. The goal is to restore the house to its original state prior to the abatement that occurred in June 2024.

The house was winterized in November 2024 due to lack of insulation, making this renovation critical for its preservation.

Work Details
The contractor will be responsible for a comprehensive interior rebuild that includes:
- Obtaining necessary permits
- Installing portable toilets
- Delivering dumpsters (15 cubic yards)
- Demolishing underlayment on subfloors
- Maintaining existing plumbing and electrical systems
- Providing and installing two ProVia Heritage exterior doors
- Installing sliding glass doors
- Removing vinyl siding and repairing wall structures
- Roughing in toilet flanges and installing Kohler Highline toilets
- Providing Delta shower control sets and Sterling Ensemble shower units
- Installing kitchen and laundry plumbing fixtures including Delta faucets and refrigerator ice-maker lines
- Providing a Lennox air conditioning condenser with a matching indoor evaporator coil
- Re-devicing electrical outlets, switches, and light fixtures throughout the house
- Installing insulation in walls and attics
- Drywall installation for walls and ceilings
- Providing interior doors and trim work
- Installing cabinetry and countertops in the kitchen and bathrooms
- Laying new flooring throughout
- Painting all interior surfaces with Sherwin Williams Duration paint.
The vendor must ensure all equipment is free of sediment to prevent invasive species introduction.

Period of Performance
The work is expected to commence as soon as the bid is awarded, with a completion date requested by May 16, 2025.
