PAWP- Roof Inspection Services and Repairs

Background
The City of Columbus is issuing this solicitation to establish an Indefinite Quantity Agreement for Roof Inspection and Repair Services at the Parsons Avenue Water Plant (PAWP).
The PAWP is located at 5600 Parsons Ave., Lockbourne, Ohio 43137.
The goal of this contract is to ensure the maintenance and inspection of various roofing systems at the facility, which aligns with the city's commitment to maintaining its infrastructure.

Work Details
The contractor will provide roof inspection and repair services on an as-needed basis.
The scope includes:
1) On-site inspections upon service requests from City staff, followed by quotes for necessary repairs, which must be pre-approved by the Maintenance Manager. Invoicing will be based on hourly rates quoted.
2) Specific roofs requiring service include:
a) Modified bitumen roofs (Garland White Knight Plus coated) with two roofs having steel decking (8,064 sq. ft. and 9,290 sq. ft.) and nine roofs with concrete decking (ranging from 576 sq. ft. to 16,023 sq. ft.).
b) EPDM roofs (Carlisle) with two roofs having steel decking (3,000 sq. ft. and 7,000 sq. ft.).
c) Six offsite roofs within 5 miles of PAWP with concrete decking (2,400 sq. ft. each).
The estimated budget for this agreement is $15,000.

Period of Performance
The contract will be effective for twelve months, beginning on March 1, 2025, and ending on February 28, 2026.

Place of Performance
The services will be performed at the Parsons Avenue Water Plant located at 5600 Parsons Ave., Lockbourne, Ohio 43137, as well as six offsite locations within a five-mile radius.
