Construction Manager-at-Risk Services for Cates West Development Project

Background
The Cates West Development project is initiated by NC State University to address the increased demand for student housing and dining facilities due to enrollment growth and the freshman live-on-campus requirement.
The project aims to enhance campus life by providing modern living accommodations and dining options while focusing on sustainability.

Work Details
The contract involves Construction Manager-at-Risk services for a multi-phase development that will include:
- Construction of approximately 3,000 traditional and semi-suite style student beds.
- A new 1,500-seat dining facility.
- Approximately 800,000 GSF of housing space.
- Approximately 100,000 GSF of dining space.
- Approximately 25,000 GSF of student life space.
- Demolition of three existing student housing buildings, a dining facility, and a small service building.
- Phased construction as follows:
- Phase 1: Construct approximately 1,500 beds.
- Phase 2: Demolish West Dunn Building and construct approximately 750 beds along with the dining hall/student center space.
- Phase 3: Demolish remaining buildings and construct approximately 750 beds.
- Development of a new regional utility plant and underground utility distribution, including considerations for rerouting a campus street.

Place of Performance
The contract will be performed at NC State University's Central Campus located in Raleigh, North Carolina.
