Beacon Point Legal Aid Suites Construction Project

Background
The Beacon Point Legal Aid Suites Construction Project involves the office space build-out of the suites for Legal Aid at Beacon Point, with Self-Help as the developer and landlord. The project is partially supported by federal funds from the American Rescue Plan Act of 2021 (ARPA) as a subaward from the City of Raleigh, and thus needs to comply with various federal provisions and procedures.

Work Details
The project consists of new offices for NC Legal Aid on the 2nd floor Suites 201 and 208, totaling 9,781 sf. Improvements include new architectural walls, ceilings, finishes, plumbing, HVAC, electrical, fire alarm, and fire sprinkler improvements. Bids shall be Firm Fixed-Price (lump sum or unit price) as a Guaranteed Maximum Price for the construction scope shown on the drawings and specifications.
The bidding schedule includes public advertisement of the bid on the State of North Carolina eVP public website on May 16, 2024, an onsite prebid meeting on May 28, 2024, last day for questions from GC’s on June 3rd, and sealed bids due on June 11, 2024.

Period of Performance
The bidding schedule indicates that the project award is expected by late June. After the award of the bid, a performance bond is required on the part of the awarded bidder/contractor for 100 percent of the contract price, and a payment bond is also required.

Place of Performance
The project will be performed at Beacon Point Development located at 1425 Promise Beacon Circle in Raleigh, NC.
