Background
The University of Maryland, Baltimore (UMB) is seeking proposals for the West Lexington Street Corridor Transformational Redevelopment Opportunity. The goal of this contract is to engage a Master Developer(s) to revitalize the area, which includes multiple sites with historical significance and potential for mixed-use development.

UMB aims to enhance the community while respecting its historical context and ensuring compliance with relevant regulations.

Work Details
The contract involves the following key tasks and deliverables:

1. Conducting environmental assessments, including Phase I Environmental Surveys for sites such as Pascault Row and Hope Lodge.
2. Demolition of existing structures where necessary, specifically at Hope Lodge and other identified sites.
3. Development of a new School of Medicine Research Building on Site 3, alongside potential mixed-use options.
4. Renovation of existing buildings like Hope Lodge to maintain their historic use while improving their condition.
5. Compliance with UMB design standards and coordination with the Maryland Historic Trust regarding any historic properties involved in the project.
6. Addressing infrastructure improvements in collaboration with UMB's ongoing public infrastructure projects in the corridor.

Period of Performance
The anticipated period of performance for this project is expected to begin upon selection of the Master Developer(s) and aims for groundbreaking on the first phase within three years from that date.
