RFP Architectural / Engineering Services -Roosevelt Towers

Background
The Cambridge Housing Authority (CHA) is seeking proposals from qualified architectural and engineering (A/E) firms, registered in Massachusetts, to provide professional design and construction administration services for the Revitalization and Expansion of Roosevelt Towers Mid-Rise. This project involves a federally-assisted family housing development located in East Cambridge, Massachusetts, originally constructed in 1950. The CHA aims to modernize the existing structures while potentially increasing the total number of housing units on site.

Work Details
The Scope of Work includes:

1. Conceptual Design Phase: Recommendations for redevelopment and addition of new units based on existing conditions analysis, zoning, and regulatory requirements. The A/E must evaluate existing conditions to confirm feasibility, including creating a pre-construction energy model.

2. Schematic Design Phase: Development of three preliminary design options that refine the baseline Conceptual Design.

3. Design Development and Construction Documents: Preparation of detailed plans and specifications with phasing/sequencing for construction in an occupied building.

4. Procurement Phase: Comprehensive services during procurement and construction administration phases, including close-out and warranty inspections.

Period of Performance
The estimated duration for the A/E contract through completion of Schematic Design is approximately 8.5 months, covering a conceptual design period of about 4 months followed by a schematic design period of about 4.5 months.

Place of Performance
The contract will be performed at Roosevelt Towers Mid-Rise located in East Cambridge, Massachusetts.
