OPM Services for MHS Roof Replacement Project

Background
The School Department of the Town of Marblehead is seeking proposals to provide Owner’s Project Management Services for the design, bidding, and replacement of a new roof at Marblehead High School. The project is anticipated to be funded fully through the town and school department capital appropriation with no participation anticipated by the MSBA. The timeline for the project anticipates construction occurring between June and October of 2025, with substantial completion on or about November 1, 2025.

Work Details
The Owner’s Project Manager will provide consulting and project management services to coordinate and manage the design and construction process for the Marblehead High School Roof Replacement project. This includes providing advice and consultation on bidding documents, design documents, cost estimates, submittals, samples, invoices, and commissioning/inspection reports; overseeing the Architect during the design, bidding, and construction phases; providing written monthly reports on progress; facilitating progress meetings; attending periodic evening meetings; providing written evaluation of performance of design professional, General Contractor, and subcontractors; coordinating completion and delivery of all record drawings and construction-related documents.

Period of Performance
Construction is anticipated to occur between June and October of 2025 with substantial completion on or about November 1, 2025.
