L1700 Loc Rtu Replacement, One Harborside Drive, Boston, Massachusetts

Background
The Massachusetts Port Authority is issuing a contract for the L1700 Loc RTU Replacement project at One Harborside Drive, Boston, Massachusetts. The goal of this contract is to replace and upgrade rooftop units and associated systems to improve facility operations and efficiency.

Work Details
The work includes:

1. Extending the south wall of the south screened-in enclosure approximately 9'-6" to accommodate a larger rooftop unit, enclosing it with solid metal panels and louvers. A new raised platform will be provided above the roof to support snow drifting.

2. Creating an opening in the east wall of the screened-in enclosure around RTU-7 for a larger rooftop unit, ensuring waterproofing of modifications.

3. Removing, temporarily storing, and reinstalling suspended ceiling tiles throughout the facility to accommodate structural, plumbing, mechanical, and electrical work, including necessary cutting, patching, and painting of wall openings.

4. Cutting and patching of the roof for structural, plumbing, mechanical, and electrical work; removal of existing rooftop walkway mats and installation of new ones.

5. Installing new exposed rooftop steel dunnage to support RTU-9 and a new steel frame for RTU-7.

6. Extending three plumbing vents on the south side of the building.

7. Removing and replacing ten electric heating DX cooled rooftop units varying from 12-1/2 tons to 60 tons; three units will have energy recovery features interfaced with existing BAS systems.

8. Upgrading the existing Trane Tracer Summit facilities management system to a Trane Tracer Ensemble enterprise system.

9. Providing new rooftop mounted ductwork for RTU-9 and modifying existing ductwork associated with an energy recovery unit on the south side of the building.

10. Balancing rooftop units and cleaning ductwork included in the scope.

11. Relocating one existing air-cooled condensing unit serving the third-floor IT room to accommodate larger rooftop units while providing temporary cooling for that room.

12. Installing new circuit breakers, disconnect switches, conduit, and wiring for new rooftop units; adding duct smoke detectors connected to the existing fire alarm system with reprogramming per NFPA standards; commissioning new rooftop units and controls.

Period of Performance
The contract performance period is expected to commence upon award and continue until project completion as specified in bid documents.
