Background
The Office of the Attorney General (AGO) is seeking to lease approximately 7,560 square feet of usable office space in Worcester, Massachusetts, within a 1/2-mile radius of the Worcester Courthouse located at 225 Main Street.
This space will serve as AGO's Central Massachusetts Regional Office, which represents the Commonwealth in legal proceedings.
The goal of this Request for Proposals (RFP) is to fulfill the AGO's space needs through an open and competitive leasing process managed by the Division of Capital Asset Management and Maintenance (DCAMM).

Work Details
The contract involves leasing office space that meets specific requirements:
- Location: Within a 1/2-mile radius of the Worcester Courthouse.
- Usable Area: Approximately 7,560 square feet.
- Type of Space: Office.
- Lease Term: 10 years with a target occupancy date of October 1, 2025.
- Parking Requirements: 50 parking spaces, including 5 reserved accessible spaces and provisions for electric vehicle charging stations.
- Landlord’s Improvements: The landlord must complete all improvements on a 'turnkey' basis according to specifications outlined in the RFP.
This includes compliance with building codes and accessibility regulations, as well as maintaining indoor air quality standards.
