RFB-131-25 EDU KSD Brady HVAC Project

Background
The Commonwealth of Kentucky is issuing this solicitation for the HVAC renovation project at Brady Hall, located on the Kentucky School for the Deaf Campus in Danville, Kentucky.

The project aims to upgrade and replace existing mechanical, electrical, and architectural systems to improve air quality and energy efficiency within the facility.

Work Details
The project involves comprehensive mechanical, electrical, and architectural work:

Mechanical:
- Replacement of all existing heat pumps and associated piping runouts/valves.
- Installation of two new Dedicated Outdoor Air units on the roof to ensure quality outdoor air and maintain proper humidity and building pressure.
- Replacement of existing hydronics pumps, air separator, expansion tank, and domestic water heater.
- Reuse of existing ductwork and piping where possible.
- Provision of a new web-based front-end control system.
- Replacement of the kitchen exhaust system including hoods, make-up air unit, and exhaust fan.

Electrical:
- Replacement of second-floor lighting with new LED fixtures.
- Upgrading lighting controls throughout the building to meet code requirements.
- Replacement of the existing fire alarm system with a new mass notification system; all devices and cabling will be replaced.
- Scheduled replacement of existing panelboards in Summer 2025; switchboard will remain.
- In Summer 2026, replacement of the switchboard, secondary service lateral, and panelboard feeders will occur with coordinated electrical shutdowns.

Architectural:
- Support from an architect for mechanical system installation.
- Replacement of acoustical tile and grid ceilings in major corridors; partial replacements in less intrusive areas.
- Removal and replacement of drywall ceilings in restrooms to facilitate mechanical work above.
- Removal and repair of soffit plaster over perimeter windows; construction of new chases for mechanical routing in select areas on upper floors.
- Repair or reuse roof penetrations required for mechanical renovations.

Period of Performance
The contract is expected to commence upon award with significant milestones scheduled for Summer 2025 (panelboard replacements) and Summer 2026 (switchboard replacements).

Place of Performance
The work will be performed at Brady Hall on the Kentucky School for the Deaf Campus located in Danville, Kentucky.
