Background
The Department of Central Management Services (CMS) of the State of Illinois is seeking to lease approximately 21,500 square feet of general office space in Cook County, specifically within the City of Chicago.
This Request for Information (RFI) outlines the requirements and criteria for potential respondents to meet the agency's needs.
The leased space will primarily serve the Department of Human Services, with provisions for potential substitution by other state entities.

Work Details
The contract requires leasing a property that meets the following specifications:
- Size: Approximately 21,500 square feet of rentable area.
- Proposed Use: General office space intended for the Department of Human Services.
- Lease Duration: An initial term of five years with an optional renewal term of five years, not exceeding a total of ten years.
- Location: The property must be located within specified boundaries in Cook County, Chicago, defined by Interstate 55 to the north, 79th Street to the south, Ashland Avenue to the east, and Cicero Avenue to the west. A map detailing these boundaries is provided in Exhibit A.
- Configuration and Improvements: Respondents must be prepared to meet tenant space configurations as detailed in Exhibit B and may need to adjust configurations during negotiations.
The lease terms should include provisions for necessary utilities and services such as heating, cooling, maintenance, elevator service, life safety systems, cleaning services, pest management, snow removal, and parking maintenance.

Period of Performance
The lease will have an initial term of five years with an option for renewal for an additional five years.

The leased property must be located within the specified boundaries in Cook County, City of Chicago.
