ALTA survey Shapiro Dev Center

Background
The Department of Central Management Services (CMS) is seeking a licensed professional land surveyor to conduct a boundary and ALTA/NSPS title survey for the Shapiro Developmental Center located at 100 E. Jeffery Street, Kankakee, Illinois 60901. The goal of this contract is to obtain accurate survey data and documentation necessary for property management and potential subdivision.

Work Details
The contractor will perform the following services:

1. Conduct a boundary survey including field measurement and analysis of the property boundary in accordance with the Minimum Standards of Practice as per the Illinois Professional Land Surveyors Act of 1989.

2. Prepare a Plat of Survey detailing existing improvements on the property.

3. Complete an ALTA/NSPS title survey based on the 2021 version of ALTA/NSPS Minimum Standard Detail Requirements, including Table A items 1 through 11.

4. Provide a delineated drawing of the unimproved acreage at the site.

5. Assist CMS personnel in submitting a Plat of Survey to local authorities for subdividing a portion of the parcel and creating a new tax ID.

6. Provide copies of current title insurance commitment and previous plats or surveys.

7. The ALTA Survey will indicate easements and restrictions as identified in the title commitment, with up to ten revisions allowed based on CMS legal counsel's comments.

8. Staking of lot corners and additional revisions beyond ten may incur extra charges at an hourly rate.

Period of Performance
The boundary survey and ALTA/NSPS title survey shall be completed within 4-5 weeks from authorization.
