Hoover 5th Floor IDALS Renovation

Background
The Iowa Department of Administrative Services (DAS) is seeking professional design services for the renovation of the 5th floor of the Hoover Building in Des Moines, IA. The goal of this project is to modernize and improve the office space, ensuring it meets current standards and needs.

Work Details
The design services required include:
1. Complete design for approximately 30,245 SF of office space renovation.
2. Demolition work including removal of carpet, base, walls, electrical systems, low voltage systems, mechanical systems, and fire alarms.
3. New wall construction and ceiling installation with a metal lay-in panel system.
4. Installation of new doors, frames, and borrow lights.
5. Painting of walls and ceilings.
6. New flooring including carpet, LVP (Luxury Vinyl Plank), tile, and vinyl base.
7. Reception millwork and window installation.
8. New plumbing for restrooms and kitchenette areas with necessary modifications to lower floors.
9. Complete electrical work including low voltage and fire alarm systems with coordination for access controls provided by the owner.
10. Design considerations for a new white noise system as an alternate.
11. Coordination for AV pathways and rough-ins with third-party AV design procurement.
12. HVAC modifications to accommodate new construction.
13. Compliance with all relevant codes and regulations throughout the design process.

Period of Performance
The contract is expected to commence upon execution in the week of November 4, 2024, with various milestones leading up to project completion by June 2025.

Place of Performance
The contract will be performed at the Hoover Building located at 1305 E Walnut St, Des Moines, IA.
