TCSG-413-DP Athens Tech - Walton Campus Renovation

Background
The Georgia State Financing and Investment Commission (GSFIC), as Owner, on behalf the Technical College Systems of Georgia (Using Agency or ''TCSG''), is seeking firms interested in providing Design Professional Services for a project known as TCSG-413 Athens Technical College ¿ Walton County Campus ¿ Phase I. The project involves major renovations of HVAC system, doors and windows, restrooms, interior finishes, addressing ADA accessibility issues, and converting the current Fieldhouse into a welding lab.
The delivery method for this Project will be Construction Manager-at-Risk (CM/GC), and the preliminary Stated Cost Limitation (SCL) or construction cost of the Project is estimated at $7,200,000. The Design Professional’s services are anticipated to commence in accordance with the project schedule provided.

Work Details
The project involves renovating the current Fieldhouse into a welding lab, renovating the HVAC system for the entire campus, renovating the one-stop area with a new front entrance, renovating the 500 Building to allow for expansion and upgrade of manufacturing programs, adding new electrical systems, retrofitting fire safety systems, hazmat abatement, new finishes, parking lot repairs, and stormwater management.
The project will incorporate sustainable design and construction concepts where feasible. The Design Professional shall be required to use the Owner’s free Project Management Program, E-Builder, for contract administration processes.

Period of Performance
The Design Professional’s services are anticipated to commence in accordance with the project schedule provided. The estimated dates include May 29th, 2024 for GSFIC posts advertisement; July 11th, 2024 for Design Professional Selection; August 1st, 2024 for DP services begin; January 17th, 2025 for Design Phase complete; April 14th, 2025 for Construction Start; February 16th, 2026 for Material Completion; and April 20th, 2026 for Open for occupancy.
