DCSD Replacement Facilities at LSHS-CM at Risk

Background
The Douglas County School District (DCSD) is seeking proposals from qualified construction management firms to provide construction management services for the replacement facilities at Lithia Springs High School in Lithia Springs, Georgia.

The project aims to replace the existing high school with new academic and multi-purpose buildings, enhancing educational infrastructure. The total anticipated budget for all phases of this project is approximately $150,000,000.

Work Details
The scope of work includes the following key components:
- Replacement of the existing Lithia Springs High School on the current site located at 2520 E County Line Road, Lithia Springs, GA.
- Construction of two new academic buildings:
- A three-story building totaling approximately 170,000 square feet, which will house administration offices, a cafeteria, a media center, and classrooms.
- A second three-story building totaling approximately 51,000 square feet for multi-functional classrooms including STEM-related programs.
- Demolition of the existing facility will occur after the new academic buildings are ready for occupancy.
- Following demolition, a connected two-story multi-purpose building of approximately 120,000 square feet will be constructed to include a performing arts center, competition gymnasium, band and choral spaces, weight room, practice gymnasium, and other special-purpose spaces.
- Renovation of athletic facilities including new stadium grandstands and support spaces totaling approximately 28,000 square feet while retaining the existing football field and track.
- Replacement of existing tennis courts on-site.
- The standalone gymnasium on campus will remain intact.

Period of Performance
The project is currently in the early Design Development Phase with an expected completion date of December 2028.
