Description

The Georgia World Congress Center Authority ( Authority ) will receive responses from firms specializing in air-side HVAC equipment replacement and/or modernization. The Authority retains the right to reject any or all submittals, and to waive technicalities, irregularities, and informalities, or cancel this procurement at any time. IMPORTANT- A RESTRICTION OF COMMUNICATION IS IN EFFECT FOR THIS PROJECT. From the time of advertisement of this solicitation until final award is made, interested firms are not allowed or permitted to communicate about this solicitation or scope with any staff or any official representatives of the Authority, GWCC, or other facilities of the Authority, or their consultants, except for submission of questions as instructed in the RFQ/RFP, or as provided by any existing work agreement(s). Finalists and Apparent Awardee(s) are restricted from making public statements or press releases about their selection as finalists or their apparent award. For violation of this restriction, the Authority reserves the right to reject the submittal of the offending respondent.
Background
The Georgia World Congress Center Authority (GWCCA) is seeking Statements of Qualifications from firms specializing in design professional services for the Air-side HVAC Equipment Replacement and/or Modernization project at the Georgia World Congress Center in Atlanta, Georgia.

The GWCCA aims to provide high-quality service and ensure a safe and positive experience for venue customers and attendees, thereby generating economic benefits for the state of Georgia and the city of Atlanta.

Work Details
The scope of work includes:
1. Assessment of existing air-side HVAC equipment to determine whether to replace or modernize each category.
2. Development of drawings, specifications, and narratives to a Design Development level.
3. Creation of a master plan for phased equipment replacement, starting with ten rooftop units (RTUs) serving Building B Halls B1, B2, and B3.
4. Preparation of Construction Documents for these ten RTUs, matching existing units EX-S-2, EX-S-3, EX-S-4, and EX-S-7.
5. Provision of Construction Administration services during implementation. The design will support annual funding requests for incremental replacement or modernization.

Period of Performance
The contract will commence upon selection and is expected to align with the completion of an Investment Grade Audit (IGA) by August 2025. Early indications of scope will be available by March 2025.

Georgia World Congress Center, Atlanta, Georgia.

Bidder Requirements
Firms must have current Commercial General Liability Insurance coverage with minimum limits of $1 million per occurrence and $2 million general aggregate; all necessary licenses to operate in Georgia; demonstrate sufficient cash flow with a current ratio of 1.0 or higher; and maintain a Worker’s Compensation Experience Modification Rating (EMR) of 1.2 or less.
