Architect-Engineer Services for the Florida Department of Military Affairs

Background
The Florida Department of Management Services (DMS), Division of Real Estate Development and Management, is seeking professional architect-engineer services for the Florida Department of Military Affairs, specifically for the Florida Guard's Airport Facilities. The project aims to enhance military readiness and operational capabilities through improved infrastructure.

Work Details
The project involves the design and construction of two aircraft hangars and an associated administration building at Lakeland Linder International Airport (KLAL). The specifics include:
- Hanger 1: approximately 15,000 square feet
- Hanger 2: approximately 25,000 square feet
- Administration Building: approximately 5,000 square feet.

The scope of work includes:
- Pre-Schematic Design & Programming
- Schematic Design
- Design Development
- Construction Documents
- Bidding Support for the Construction Manager At Risk (CMAR)
- Construction Administration.

The selected Architect-Engineer will collaborate with the CMAR to ensure a constructible design within the allocated budget of $13,000,000. They will prepare documents for at least three Guaranteed Maximum Price (GMP) submittals covering site and foundation, mechanical, electrical, plumbing (MEP), and envelope work, as well as remaining exterior and interior tasks. Additional responsibilities may include site analysis costs such as geotechnical investigations and environmental surveys.

Period of Performance
The contract is anticipated to start on June 17, 2025, with specific timelines for various phases established by the construction team.

Place of Performance
The primary location for this contract is Lakeland Linder International Airport (KLAL), located at 3900 Don Emerson Drive in Lakeland, Florida. There may also be future work at an undetermined airport facility in Northeast Florida.
