Request for Proposals - Construction Monitoring Services - Ashford School Roof

Background
The Town of Ashford, CT is seeking proposals for construction monitoring services for the Ashford School roof replacement project, which is scheduled for the summer of 2024. The project will be financed through grants from the State of Connecticut Office of School Construction Grants and Town bonding funds. The current roof systems, approximately 78,425 square feet, will be replaced with a 2-ply, thermoplastic (KEE) roof system including insulation, flashings, expansion joints, and roof drains. Additionally, a 429 sq. ft. section of roof will have a standing seam metal roof installed, and the replacement of a skylight is also included.

Work Details
The monitoring services will include efficient administration of services in the best interests of the Owner, reporting to and ensuring that the Owner’s needs and expectations are met or exceeded in the design, construction, and completion of the Project.
Specific tasks include advising and working with relevant Town staff, serving as a single point of contact between contractors and architects/designers, attending pre-construction meetings, facilitating progress of the design to ensure desired contractor bid date is achieved, assisting with finalization of the construction contract, applying for State reimbursement and any other grants available to the Town, overseeing creation and completion of punch list for Project closeout, coordinating all Project documentation including files, records, drawings, submittals, samples, ensuring all warranties and guarantees are in proper form and have been submitted to the Owner.

Period of Performance
The contract is scheduled to start on January 31, 2024 and end on February 12, 2024.

Place of Performance
The project will take place at Ashford School located at 440 Westford Road in Ashford, CT.
