Background
The Community College of Denver (CCD) and the Auraria Higher Education Center (Auraria Campus) are seeking qualified general abatement contractors to provide bids for the asbestos abatement and Regulated Building Materials (RBMs) removal for the Boulder Creek Health Science Center Renovation, Phase 1 and 2, as well as the AHEC HVAC Infrastructure Replacement.

The estimated construction cost for this project is $376,706.00. The Boulder Creek Building is located at 900 10th Street Plaza in Denver, Colorado.

Work Details
Contractors are required to perform the following services: asbestos abatement and removal of Regulated Building Materials (RBMs) in accordance with applicable regulations and specifications.

The scope of work includes the renovation of the interior of the building and an expansion to the south. Contractors must refer to Appendix D - Asbestos Abatement and Regulated Building Materials Removal Specification dated November 25, 2024, which includes detailed drawings prepared by Professional Service Industries, Inc. (PSI).

Contractors must verify quantities and conditions affecting performance and comply with all relevant regulations during project execution.

Period of Performance
The anticipated start date for the General Abatement Contractor is March 17, 2025, with Phase 1 abatement scheduled from April 1 to June 1, 2025, and Phase 2 from June 1 to August 1, 2025.

Place of Performance
The contract will be performed at the Boulder Creek Building located at 900 10th Street Plaza, Denver, Colorado.
