Background
The State of Colorado, through the Office of the State Architect and the Department of Personnel & Administration, is seeking qualifications for architectural, engineering, and consulting services for the renovation of 1881 Pierce Street.

This project aims to repurpose the building from its current office function to a permanent archival collections storage facility for History Colorado, which is responsible for preserving historical items. The renovation is necessitated by recent legislation mandating the relocation of the Department of Revenue by Q2 2025, allowing History Colorado to utilize the space for its collections currently stored in a warehouse in northwest Denver.

Work Details
The scope of work includes full architectural and engineering design services for the renovation of 1881 Pierce Street, which has a total area of 129,142 square feet. Approximately 84,242 square feet will be renovated to accommodate high-density storage units for archival collections.

The project will involve:
- An architectural assessment and confirmation of programming needs based on a previously conducted Collections Facility Program Plan.
- Development of construction documents following program confirmation.
- Potential updates to mechanical and electrical systems to meet climate control requirements.
- Inclusion of museum expertise at a national level to ensure best practices in archival storage.
- Coordination with a cost estimator throughout the project phases.

The construction budget is currently set at $11.5 million and will be refined during the design process.
