State Retail Space Available for Food Service

Background
The Department of General Services, Facilities Management Division, is seeking Invitations for Bids to Lease approximately 1,038 square feet of kitchen space for retail food service and dining at 1401 O Street, Suite B, Sacramento, CA 95814. The space consists of approximately 1,038 square feet of usable space and includes specific equipment such as an upright commercial ice machine, commercial dishwashing station, Auto-Chlor sanitizer machine, commercial food prep worksurface, walk-in cooler, point of sale hook-ups, plumbed for refrigeration, and storage space. The lease is for a 5-year period.

Work Details
The purpose of this RFP is to enter into a retail food service Lease Agreement directly with a food service provider for the supply of food services to State employees and the surrounding community. The retail food service operator is expected to provide affordable healthy food options, incorporate cuisine representative of the surrounding area and Sacramento’s 'Farm to Fork' reputation, provide professional and hospitable services within a pleasant environment, maintain control over all aspects of the foodservice operation, work closely with DGS-FMD staff to resolve all issues quickly and effectively.
The lease requires the food service to be open at least five days a week with rent escalating annually by 3%. The awarded bidder shall be responsible for ongoing monthly costs of separately metered electric and gas service. The contractor shall keep all profits from the operation.

Period of Performance
The lease agreement is proposed to start on June 1, 2024.
