Background
The solicitation is for the maintenance and repairs at Yolo Bypass Wildlife Area (YBWA) in Yolo County, California. The contract requires all labor, tools, equipment, materials, incidentals, permits, and taxes necessary for inspection, maintenance, servicing, and repair of state-owned buildings and infrastructure, HVAC, water heaters, compressors, plumbing, mechanical and electrical systems, pumps, wells, lift stations, septic systems.

Work Details
The contractor is required to provide all labor, tools, equipment, materials, incidentals necessary for inspection, maintenance and repair of state-owned buildings and infrastructure. This includes servicing and repair of HVAC units listed in Exhibit A Attachment 1 twice per year for two years; annual inspection and maintenance service fee of 2 deep wells once per year for two years; annual inspection and maintenance service fee of 3 domestic wells once per year for two years; annual inspection and maintenance service fee of 23 agricultural lift pumps once per year for two years; annual inspection and maintenance service fee of 1 Hunter Check Station electrical infrastructure once per year for two years; annual inspection and maintenance service fee of 1 Maintenance Shop electrical infrastructure once per year for two years; annual pump out of 2 septic tanks (Headquarters building and residence R3-50) once per year for two years. The contractor is also required to complete foreseeable repair services such as replacing blown fuses for HVAC units listed in Exhibit A Attachment 1 or replacing exterior clogged or broken drain lines for HVAC units.
Additionally, the contractor must provide unforeseeable repair services at billable regular time labor rate or billable overtime labor rate.
