Evolve Student Housing (ESH)

Background
The State of California, acting through the Board of Trustees of The California State University, is requesting Statements of Qualifications (SOQ) from interested and qualified Design-Builders to provide design, preconstruction, and design-build construction services for the Evolve Student Housing program at San Diego State University. The delivery method for this Project is a modified form of the Trustees’ Design-Build process, called Collaborative Design-Build.

Work Details
The Evolve Student Housing program will construct 3,200 residential beds over several projects on the main campus, including freshman style units, flex suite housing, and apartments. The contract type will be Collaborative Design-Build, and the pursuit will be for the entire 3,200+ bed community. The Direct Construction Cost Budget is approximately $450,000,000 ($140,000 per bed) for all phased projects and includes escalation for Project 1. Liquidated damages are $3,500 for each calendar day construction completion is late.
The contract duration for each Phase 2 agreement will be dependent on the bed count.

Period of Performance
The budget and duration will be established in the RFP.
