Background
CalOptima is seeking a California Class B licensed contractor experienced in commercial interior tenant improvements to redevelop approximately 16,828 usable square feet in a commercial office building located at 500 City Parkway West, Orange, CA, 92868.

The goal of this contract is to enhance the office space while ensuring compliance with safety and regulatory standards.

Work Details
The contractor will furnish all site management, labor, equipment, and materials to renovate the complete 3rd Floor and make minor compliance alterations to a portion of the 1st Floor as described in the plans and specifications.

The work includes:
- Demolishing, removing, and reconstructing approximately 16,828 square feet of the third floor existing interior, including common corridors, elevator lobby, men’s and women’s restrooms.
- Exclusions from the scope include two serving stairwell interiors and existing technical support spaces.
- The contractor must also complete planning and installation for a compliant Fire Life Safety and Fire Sprinkler System.

A pre-renovation asbestos and lead inspection has confirmed no hazardous materials are present. Regular progress meetings will be held at CalOptima’s adjacent building.

Period of Performance
The expected initial duration of the agreement is to be determined by schedule; however, significant work is expected to occur during regular business hours from 6:00 AM to 6:00 PM, Monday through Friday.

Place of Performance
The contract will be performed at 500 City Parkway West, Orange, CA 92868.
