Renovate Basement Mechanical Room Bldg. 11 Project No: 671A4-22-106   3

Background
The project involves the renovation of the Basement Mechanical Room in Building 11 at the Kerrville VA Medical Center campus. The scope of work includes providing all labor, materials, supplies, transportation, tools, equipment, supervision, and construction services necessary to complete the project as required by drawings and specifications. The contractor must comply with all construction documents and applicable Department of Veterans Affairs Specifications as part of this project.

Work Details
The work includes a detailed list of tasks such as:
- Removing existing ramp at entrance into mechanical room and installing an equipment lift
- Improving ramp slope and layout at the entrance
- Removing I-Beam and Supports that are no longer in use
- Replacing portion of trough grate located near entrance with a grate that allows moving carts on door/hatch
- Providing cabinetry for storage of equipment, tools, and supplies
- Replacing sink station into a cabinet sink station with two deep sinks and removable spray hoses
- Installing wall mounted circulating fans at workstations
- Upgrading area under newly installed cover into a storage/work area with cabinetry, workstation, sink station, ample lighting, electrical outlet, exhaust fan with controls and waterproofing coating on walls
- Providing a means to reduce noise around some equipment
- Removing all equipment no longer utilized
- Repairing, patching and restoring any concrete floor as needed
- Replacing any doors that are damaged or not functioning properly
- Replacing any cork sound proofing material as needed and installing new one where they are missing.

The work also involves:
- Replacing exterior fan with an Up blast mounted to exterior with control T-Stat
- Installing new LED lights throughout the three rooms with balanced distribution of lite areas
- Installing additional eye wash stations if required
- Removing all piping no longer in service and old Fire alarm conduit no longer in-service.
Additionally, it includes:
- Replacing all fire sprinkler heads in all rooms NFPA standards and installing new wall mounted fire sprinkler head with quality based on square footage of room with new fire sprinkler piping from existing fire sprinkler piping to new wall mount sprinkler head in accordance with NFPA.

The work also involves enclosing area around the Med Air / Vac and installing a mini split to relocate air temp equipment. Furthermore, it includes replacing Pneumatic control for Heating Hot Water w/ DDC and mapping back-up to front end of computer. It also involves installing VDF’s and control points on Hot Water system along with Hot water Recirculation system upgrades. The contractor is responsible for fixing all deficiencies found during Facility Condition Assessment or any inspections and surveys.

Period of Performance
The period of performance for the contract is 130 calendar days after issuance of Notice to Proceed (NTP).

Place of Performance
The construction projects will be performed at Kerrville VA Medical Center campus located at 3600 Memorial Blvd Kerrville, TX 78028.
