Background
The U.S. Fish and Wildlife Service (FWS) is issuing this solicitation for the rehabilitation of the Butler Storage Building at Browns Park National Wildlife Refuge (NWR) located in Maybell, Colorado. The project aims to enhance the building's functionality, energy efficiency, and safety, ensuring it meets current standards.

This initiative is part of the agency's mission to manage and conserve fish, wildlife, and their habitats for the continuing benefit of the American people.

Work Details
The Contractor shall furnish all labor, materials, equipment, and supervision required for the rehabilitation of the Butler Storage Building. Specific tasks include:

1. **Bay Doors Replacement and Sealing**: Replace and seal nine (9) bay doors with weather seals; five (5) doors measuring 12’x12’ and four (4) doors measuring 10’x12’.

2. **Garage Door Openers Installation**: Install garage door openers on all overhead doors.

3. **Man Doors Replacement**: Replace two (2) man doors.

4. **Wall and Ceiling Sealing**: Seal walls at floor and ceiling joints, ridge cap, and all holes in metal siding with spray foam insulation and metal patches as necessary.

5. **Wall and Roof Anchors Replacement**: Replace all wall and roof anchors. Additionally, conduct a thorough inspection of electrical and mechanical systems, calculate required air exchange for roof turbine fans and exhaust fans, and provide specifications for all necessary materials.

Period of Performance
The contract will be performed from May 19, 2025 to March 2, 2026.

Place of Performance
The construction projects will be performed at Browns Park National Wildlife Refuge located at 1318 Highway 318, Maybell, CO 81640.
