Background
The Department of Veteran Affairs (VA) is seeking to lease a minimum of 4,350 and a maximum of 4,568 square feet of space for use as a Veterans Clinic. The space must be of quality construction and available for use by the Department of Veterans Affairs. The VA will consider offers from the first or second floor of the offered space. Additionally, all businesses including small business, SDVOSB, VOSB, etc. within the delineated area are encouraged to participate.

Work Details
The work details include various requirements such as tenant improvements, operating costs, utilities separate from rental/building operating plan, security improvements, and due diligence documents.

The tenant improvements consist of repainting, re-carpeting, and other improvements as specified in the attached Scope of Work. Operating costs adjustment methodology and minimum requirements for normal hours, utilities, and janitorial services are specified in the attached Lease document. The offeror is required to specify which utilities are excluded from the rental consideration and submit a building operating plan with the offer. Security-related improvements are also required to be performed by the successful offeror as part of the rental consideration.
