General Services Administration (GSA) seeks to lease the following space:

Additional Requirements:

Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use.

Ample public parking must be available for visitors be within 1 2 mile of the office location.

Subleases are not acceptable.

The Government requires a fully serviced lease. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration.

The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility.

The Government shall have access to the space 24 hours a day, 7 days a week.

Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design.

Space must be contiguous on one floor.

Contiguous, above-ground space is requested, except as noted below.

If space being offered is on a floor above entry level in the building, there must be more than one elevator.

If a proposed site is a multi-tenant building for after hours, entrances to be controlled by a card reader system. There must be controlled access to leased space.

Offered space shall not be in the 100-year flood plain.

Public Transportation: A commuter rail, light rail or subway station shall be located within the immediate vicinity of the building, but generally not exceeding a walkable 1 mile, as determine by the contracting officer. Alternatively, two or more public bus lines useable by tenant occupants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable 1 2 mile, as determined by the Leasing Contracting Officer (LCO).

Risk/vulnerability assessment of the property will be on a case-by-case basis.

Expressions of Interest must be received in writing no later than June 5th, 2024 by 5:00 PM EST, and should include the following information at a minimum:

1. Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered.

2. Identification of public transit routes/stops near the property offered.

3. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced.

4. ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any.

5. Date of space availability.

6. Building ownership information.

7. Energy efficiency and renewable energy features existing within the building.

8. List of building services provided.

The U.S. Government currently occupies office and related space in a building under a lease in Providence, RI, that will be expiring. The incumbent will be required to provide temporary a minimum of 4,791 usable square feet of swing space.
