Background
The U.S Department of Agriculture (USDA) is seeking to lease office space in Towner, North Dakota. The lease will involve compliance requirements under Section 106 for historic property alterations and new construction. The costs for development of design alternatives and review submittals for work required under the Lease are the sole responsibility of the Lessor. The Lessor is encouraged to seek independent financial and legal advice concerning the availability of preservation tax benefits.

Work Details
The Lessor is responsible for various design and construction activities, including the preparation and submission of construction documents, government review of CDs, construction of TIs, coordination and installation of Government furniture, fixtures and equipment, submission of green lease submittals, furnishing a detailed construction schedule, progress reports, construction inspections, access by USDA prior to acceptance, acceptance of space and certificate of occupancy, lease term commencement date and rent reconciliation, as-built drawings, and project management responsibilities.
