Background
The Government is seeking 26,878 ANSI BOMA Sq Ft of Office and related space in Hato Rey/ San Juan, Puerto Rico. The contract involves compliance requirements under Section 106 for historic property alterations and new construction. The costs for development of design alternatives and review submittals for work required under the Lease are the sole responsibility of Lessor.

Work Details
The work includes various activities such as preparing and providing Government-Provided Design Intent Drawings (DIDs), conducting Design Intent Drawing (DID) Workshops, preparing and submitting construction documents (CDs), preparing and submitting TI and BSAC price proposals, negotiation of price proposals, construction of TIs, completion of other required construction work, submission of green lease submittals, furnishing a detailed construction schedule, progress reports, construction inspections, access by the Government prior to acceptance, acceptance of space and certificate of occupancy, lease term commencement date and rent reconciliation, as-built drawings submission, seismic retrofit requirements, and Lessor’s project management responsibilities.
