Work Details
The Lessor is responsible for several key tasks under this lease:

1. Compliance with Section 106 for historic property alterations and new construction;
2. Development of design alternatives and review submittals at the Lessor's expense;
3. Installation of new filtration media and a building flush-out prior to occupancy, ensuring adequate ventilation;
4. Commissioning of energy-consuming systems including HVAC&R systems;
5. Submission of design intent drawings (DIDs) and construction documents (CDs) within specified timelines;
6. Preparation of a detailed construction schedule and progress reports;
7. Compliance with environmental standards including green lease submittals;
8. Coordination with government representatives for inspections and acceptance of the space;
9. Provision of as-built drawings post-acceptance.
