Renovate the Male Dormitory Building 54, Potomac Job Corps Center in Washington, DC   3

This synopsis is posted to publicize the Government's intent to award a Firm-Fixed Price (FFP) Design and Construction Contract.

The U.S. Department of Labor (DOL) seeks the services of a qualified contractor to complete the renovation of Building #54 at the Potomac Job Corps Center located in Washington, DC.

The project is to provide Design-Build (design and construction) services for the renovation of Male Dormitory Building #54 at the Potomac Job Corps Center. The male dormitory building 54 is a two-story structure totaling approximately 25,580 gross square feet (GSF), built in 1997. The building has concrete foundation and loadbearing masonry walls. The roof structure is wood with asphalt shingles roofing system and exterior gutters/downspouts which was replaced in 2019. The building interiors were severely damaged by continuous water leaks, which caused mold/mildew issues in the building.

The work includes services for design and construction for renovation work in Building 54, Male Dormitory facility at the Potomac Job Corps Center. The work includes, but is not limited to, design, demolition, construction for interior renovations of the 1st and 2nd floors including wall, ceiling and flooring replacements and repairs; painting; door replacement; elevator repair, certification and permitting; plumbing and electrical system repairs and replacements inclusive of new fire alarm and sprinkler systems, mechanical system replacements; and attic insulation replacements. The work also involves, HVAC system replacement and duct cleaning, plumbing upgrades, domestic hot water systems replacement, fire alarms replacement, electrical systems and security systems upgrades and repairs to the existing elevator cab and equipment and renovation to the exterior stairwells as well as roof soffit vents/panels repair.

Period of Performance

Phase one (1) (Base Bid) after NTP: 467 calendar days

Phase 1 and 2 (Base + Bid Option) (concurrently) after NTP: 557 calendar days

This requirement is being advertised as an 8(a) competitive set-aside with primary NAICS code 236220. The Small Business Standard for NAICS code 236220 is $45 million. The magnitude of this procurement is between $5,000,000 and $10,000,000.

The Government anticipates tentative issuance of the solicitation on or about September 16, 2024.
