Description

Upon receipt of a contract, the Contractor shall perform services for the management of the property. The Contractor will supply the necessary labor, time, attention and effort of the Contractor's principals and employees regularly engaged in the business of the Contractor to properly discharge the obligations of the Contractor under this contract including supervision of maintenance and operation activities.

Background
The solicitation is issued by the USDA Rural Development (RD) to secure management services for the Maple Winds Villa I Apartments, located at 403 Iowa St., Hiawatha, KS 66434-2584.

The goal of this contract is to ensure effective management and operation of the multi-family dwelling, which includes oversight of maintenance activities and compliance with federal regulations.

Work Details
The Contractor shall perform the following services for property management:
1. Yard Maintenance Services: Oversee yard maintenance to maintain a neat appearance, including trimming shrubbery and grass, and snow removal in winter.
2. Budget Preparation: Prepare an original project budget and monthly reports for submission to Rural Development by the 20th of each month following the reporting period. Use the Management Interactive Network Connection (MINC) Program for submissions.
3. Rentals: Manage rental processes including eligibility certifications, lease preparations, and ensuring compliance with Rural Development regulations.
4. Enforcement of Leases: Ensure tenant compliance with lease terms, emphasizing voluntary compliance while providing support through local social services when necessary.
5. Collection of Rents: Collect all rents and other receivables, ensuring timely deposits into the project's General Operating Account.

Period of Performance
The contract will be performed from October 2024 through April 2025.
