Description

The US Government currently occupies office and related space in a building under lease in Wichita, KS will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Background
The U.S. Army Corps of Engineers (USACE) is seeking to lease office and related space in Wichita, Kansas, as the current lease is expiring. The agency aims to determine if alternate space is economically advantageous while considering factors such as availability, relocation costs, and potential downtime for the agency. The required space is approximately 1,752 square feet.

Work Details
The USACE is requesting proposals for a fully serviced lease of up to five years with termination rights for approximately 2,430 Gross Square Feet and a minimum of 1,752 Net Square Feet. Minimum requirements include:

1) 24-hour unrestricted access to leased space;
2) Availability of communications infrastructure including DSL or T1;
3) Direct access to an exterior exit door;
4) 24-hour lighted parking for eight government vehicles and adequate parking for privately owned vehicles within a four-block radius.

The delineated area for the lease includes boundaries defined by Rock Road to the north, Central Street to the east, and Tara Lane to the south. The lease will be a fully serviced, turnkey arrangement covering all operating costs, real estate taxes, and insurance. The Lessor must design and build alterations based on specifications provided by USACE.
