Background
The General Services Administration (GSA) is seeking to lease space in Frederick, MD. The goal of this contract is to facilitate the leasing and improvement of the space to meet specific requirements outlined in the Lease and associated documents.

Work Details
The scope of work includes:

1. Tenant Improvements (TIs) as per Lease, Design Intent Drawings (DIDs), Construction Documents (CDs), and written specifications.

2. Submission of TI proposals by general contractors or subcontractors using the Tenant Improvement Cost Summary (TICS) Table in CSI Masterformat.

3. Government review of 90% and 100% CDs with a ten (10) Working Days review period for each.

4. Preparation and submission of TI price proposals within twenty (20) Working Days after CD review completion.

5. Negotiation of TI and Building Specific Amortized Capital (BSAC) price proposals, with notice to proceed issued within forty (40) Working Days post-submission unless priced as turnkey.

6. Completion of all construction work required to prepare the premises ready for use within one-hundred sixty (160) Working Days following issuance of notice to proceed.

7. Submission of green lease documents including product data sheets, safety data sheets, reuse plans, and other environmentally preferable requirements as specified in the Lease.
